Smart-Eco Housing è un complesso residenziale energeticamente efficiente certificato in Classe A Casa Clima e in Classe A+ CENED con un consumo di 8,7 KWh/mq anno.
Le 10 unità abitative sono distribuite in due edifici a stecca: uno di 4 villette a schiera (su due livelli più piano cantina interrato e giardino) e uno di 6 appartamenti monopiano.
Gli edifici hanno un’architettura contemporanea, i cui criteri guida derivano dalla tradizione delle cascine lombarde: prospetto principale ben orientato a sud dotato di logge e grandi aperture e prospetto nord più isolato e compatto. La distribuzione interna degli alloggi segue l’orientamento sfruttando gli effetti di captazione energetica invernale, di schermatura estiva e di ventilazione naturale trasversale nord-sud.
La copertura monofalda si apre verso sud come una enorme vela che protegge le facciate e conferisce unità formale ai due edifici, caratterizzati da una variazione e un ritmo propri di volumi pieni e vuoti. Sulla facciata sud il sistema di logge e serre bioclimatiche è funzionale al comportamento energetico: le serre captano e sfruttano l’energia solare nei mesi invernali, mentre nei mesi estivi vengono disattivate e schermate per evitare il surriscaldamento. La schermatura è garantita sia dall’importante aggetto di copertura sia da pannelli scorrevoli in legno a lamelle orizzontali. Gli edifici sfruttano i principi della costruzione stratificata a secco (sistema Struttura/Rivestimento con telai portanti e travi in acciaio, mascherati all’interno dagli involucri edilizi) in un sistema “ibrido” per reagire meglio alle fluttuazioni termiche estate-inverno: gli impalcati portanti sono in lamiera grecata e getto collaborante per dare inerzia termica all’edificio e fungere da diaframmi orizzontali collegati ai nuclei di controvento. Gli involucri esterni prevedono la presenza di importanti spessori di isolamento (poliestere, fibre di legno e lane minerali a densità differenziate) con fini sia acustici che termici. La trasmittanza termica dell’involucro edilizio è 0,13 W/mqK per le chiusure verticali e 0,09 W/mqK per la copertura, con sfasamenti dell’onda termica sempre superiori alle 10h.
L’involucro si completa all’interno con lastre in gesso rivestito dalle ottime performances acustiche e igrometriche, all’esterno con lastre in cemento portland di piccolo spessore, protette da un cappotto isolante tinteggiato: facciate monocromatiche colore grigio tortora chiaro su cui contrastano le riquadrature delle finestre di diverse dimensioni e tonalità, rosso, nero e bianco. Gli stessi colori si trovano nei prospetti sud-est dove le campiture cromatiche a campo pieno individuano le varie unità immobiliari.
L’impiantistica prevede un impianto di riscaldamento radiante a pavimento a bassa temperatura, governato da una caldaia a condensazione ad alto rendimento centralizzata integrata dai pannelli solari termici in copertura e si completa con un impianto di ventilazione meccanica con recupero entalpico di calore.
